Pioneer Heights is part of Frederick County located
in Northern Virginia. Our subdivision was established in 1993. We are ideally
located east of route 81, south of route 7 and just off of Greenwood Road.
This web site is intended to provide useful and informative content to
our current and future homeowners.

Disclosure
Packets
If you plan on selling your home the seller
is required by law to provide a current disclosure packet from the Board
of Directors to the potential buyer. The disclosure packet will indicate
if you have paid your annual dues, any current violations and will include
the Covenants and By-Laws. The price of the disclosure packet is $35. To
obtain a disclosure packet please contact Liz Grannis at 540-723-6396

Highlights from our Covenants

Annual Assessment $75 per year
-
Land Use: No beauty shops or similar home occupations or commercial
signs
-
Building Types: No detached buildings unless architecturally compatible

Mobile homes: Shall not be permitted on any lot

Recreational type camper trailers or RV's must be stored so as not to
be seen from the road

Fences: No fences in front or on sides of the house. Material shall
be wooden board or rail or ornamental metal

Swimming pools: No above ground swimming pools of any type shall be
constructed

Clothes Lines: Shall be located as not to be visible from the street

Satellite Dishes; No satellite dishes shall be allowed on the premises
(under review)

Garbage: Containers capacity not more than fifty gallons

Animals: No livestock or poultry shall be raised, bred or kept on any
lot
-
Trucks: No lot shall be used for the parking of trucks of load capacity
or more than 3/4 ton, or tractor/trailers, and no trucks or tractor/trailers
shall be parked on any street in this subdivision. Abandoned vehicles (no
or expired license plate) shall not be permitted on any lots or parking
areas.
